Architectural Features

The architectural design of the building is the work of I/O Architects. INTERPRED Boyana is a six-floor office building which includes commercial areas, a restaurant, as well as cafe areas and a parking lot. The building was issued its use permit in November 2018. 

The area rented out stands at 18,000 m2, which includes office space (15,800 m2), a cafe area (375 m2), a restaurant (1,240 m2), commercial areas (200 m2) and storage areas (410 m2). The building has an indoor parking lot with 89 parking spaces and an outdoor parking lot with 80 parking spaces. Access to both is controlled.

Technical Parameters

Electrical system: 

The building’s electricity supply comes from two separate substations equipped with two dry-type transformers (2000 kVA each). Back-up electricity comes from a diesel generator (450 kVA) and the buildings UPS systems. Systems and products from leading global manufacturers such as Schneider Electric, Bosch, Philips, LG and others were used for the electrical wiring and its installation. The wiring is equipped with a Schneider Electric building management system (BMS), which allows for the electricity and water supply needs of the building’s tenants to be measured and thus determined. 

Heating and ventilation:

Heating and cooling the building happens independently of the Toplofikatsia and Sofia Gas companies. Autonomous high-tech VRV/VRF solutions provided by LG have been employed to this end. Fresh air is supplied by centralised air conditioning units installed on the building’s rooftop and using recuperative ventilation blocks to minimise heat losses when fresh air enters the system.


Four passenger elevators (two of which are panoramic) and a freight elevator.
Video surveillance: We employ a HIKvision digital system and CCTV monitoring cameras.

Fire alarm systems: 

We use Bosch fire alarm systems and access control systems.

Parking Space

  • Access to the building is controlled via Bosch systems and is possible 24/7, 365 days a year;
  • Access to parking spaces is controlled via Bosch systems.
