GOOD OFFICE BUILDING MANAGEMENT IS A TOOL FOR THE SUCCESS OF TENANTS

Mr. Miroglio, you recently presented your new office buildings in Sofia. Tell us more about them and about the new brand of the company.
The office space market in Sofia has increased for several months with two new buildings, named INTERPRED and expanding the presence of this brand in the capital. These are INTERPED-Tsar Boris and INTERPRED-Boyana. With them, we practically tripled the areas we managed to date, and we now have nearly 60,000 square meters of first-class offices located in three separate locations. Each of them is located in a strategic location in Sofia and offers first class conditions. INTERPRED-Tzar Boris is located in an extremely promising office area of the capital, which is yet to be developed due to the metro construction in the area. Another plus is that there are practically no large office buildings that can offer competitive conditions. INTERPRED-BOYANA is an absolutely new building, which attracts with its strategic location and last but not least - the unique view, which is revealed by it.
The tripling of areas literally fired us among the top players in the business property management sector. We can say, however, that we are fully prepared for this growth, even more - we have more than enough experience, gained in nearly 20 years of management of INTERPRED-WTC Sofia, which we want to multiply in the new buildings. 

What other services do you plan to provide through Mirolio Real Estate?
After nearly three decades of successful business in Bulgaria, now the activity of E. Miroglio Holding is entering more markedly in yet another segment - the office space market. We see development potential in this sector. Our growing portfolio of business buildings has forced this sector of business to be separated into a specialized division - Miroglio Real Estate. Its activity consists in property management and facility management - complete maintenance of the building and ensuring the smooth functioning of all the systems in it. The goal is for tenants to concentrate on their core business, to have the comfort and best conditions for them to work seamlessly. 

How do the tenants' demands in business buildings change in recent years?
Business requirements to the areas it employs are changing in line with rapidly developing business standards and trends. Of course, parameters like location, accessibility, and convenience will always be up to date. However, demand is increasingly highlighting building characteristics such as energy efficiency, energy saving opportunities and the use of alternative sources. The "smart" buildings, which are definitely the buildings of the future, are becoming more and more popular. Of great importance is the surrounding environment - not only accessibility from infrastructure, but also green areas, the possibility of using additional services, sports activities, etc. INTERPRED, however, likes to say that what makes the difference is to a large extent the attitude towards the tenants. And we believe that this is our great advantage - we manage to provide the companies we provide for more than office space and room maintenance. We are proud that 80% of the companies that are tenants of INTERPRED-WTC Sofia have been with us for more than 20 years, which speaks for their satisfaction with the partnership with us and is an excellent attestation for the quality of the services we offer.

What are your observations about the development of the office space market in Bulgaria in recent years?
I will hardly surprise anyone if I say the market is extremely dynamic. One of its main features is the appearance of many new buildings in recent years, which respectively have the advantage of being built according to the latest trends. The development of the infrastructure, the extension of the metro in Sofia, have a significant influence on the demand orientation. The significant increase in the area also leads to an increase in supply, respectively - and to exacerbating competition. At the same time, the steady economic growth observed and the sustainable development of sectors such as IT and outsourcing, which are among the main engines, generate demand. And here again I will emphasize that the "battle" for clients is not only the field of the properties offered by an office building but also on the basis of the flexibility with which it is managed and its willingness to offer the tenants the best conditions. We are seeing more and more companies appreciating this.

What is the place of energy management and sustainable development in modern building management?
I would say - fundamental. Not only as a moral obligation - to the environment, to resource conservation and to future generations, but also to the fact that good energy management and sustainable development are positioned among the main tenants' criteria for office space demand. To stay up-to-date, we must increasingly reduce the use of traditional energy resources, strive to preserve natural ecosystems and people's connection with nature. 

How can the processes of managing a business building be optimized?
Optimizing business buildings management is a process that should be continuous. In general, the successful management of a business building consists of optimizing costs, achieving energy efficiency and using innovations. But here, as in any other sector, no one is subscribed to success, and the world around us is developing so dynamically! Therefore, new and new details need to be constantly sought, whose change or improvement will help to improve the end result. Successful management of a building and the good conditions it offers are also a tool for increasing the performance of companies that develop their business there. That is why each building is a complete ecosystem that needs to be properly maintained, wisely managed, with the thought of the good of every part of it. Non-essential part of building management is also the human factor, a good team of experienced, motivated and working professionals to contribute to the overall goal.

You are doing business in Bulgaria and Italy. Which strong qualities of the Italian way of managing help you to be successful here?
Yes, we have been in Bulgaria for nearly 30 years and feel it as our home country. I see many similarities between people in Bulgaria and Italy - dignity, responsibility and justice. We strive everywhere we work to know the specifics of the business environment, the local community and the demands of consumers in great detail. What distinguishes us is loyalty in business relationships - we build strong and sustainable relationships with our partners and customers as we care for our employees exclusively - be satisfied, develop professionally and be proud of being part of our family. We also hold on to the traditions - and in this connection perhaps we are slightly more conservative than most businesses, but knowing our strengths and assets, we keep and rely on our business and human values.
In terms of business facilities, what helps us is to understand the needs and desires of our tenants and partners, as well as constantly taking into account the market trends to facilitate and assist the business of our customers.
